Important Caveats Before You Decide

  • School zoning is address-specific. Nocatee spans the St. Johns-Duval county line; a few sections (such as Cypress Trails) are zoned for Duval County schools, not St. Johns. Always confirm the exact school assignment for a specific address before making an offer.

  • Commute depends on your workplace. Fleming Island and Mandarin are 20-25 minutes from downtown, but Fleming Island commuters to the Southside face Buckman Bridge traffic. Nocatee is closest to the beaches but farther from downtown. Test-drive your actual commute at peak hours.
