The Bartram corridor spans the border between southern Duval County and northwestern St. Johns County, a distinction that is important because it determines school district, property tax rates, and whether CDD fees apply. The corridor runs roughly along I-95 from the Race Track Road / SR 9B interchange south to CR 210 and SR 16, with the St. Johns River forming the western boundary.
The northern portion, including Bartram Springs and Bartram Park, sits in Duval County and is zoned for Duval County schools. Cross into St. Johns County and the landscape shifts to the newer master-planned communities: SilverLeaf, RiverTown, Beacon Lake, and Shearwater, all zoned for the #1 ranked St. Johns County School District. Schools: The County Line Makes the Difference
The school district question is the single most important distinction in this corridor. Communities on the St. Johns County side are zoned for the #1 ranked school district in Florida (97.1% graduation rate, 76% math proficiency). Communities on the Duval County side are not. SilverLeaf, RiverTown, Beacon Lake, Shearwater. School assignments vary by community and phase. Key high schools include Bartram Trail High, Creekside High, and Nease High. Duval County Side
Bartram Springs, Bartram Park Preserve, and surrounding Bartram Park communities. Zoned for Bartram Springs Elementary (well-regarded), Twin Lakes Academy Middle, and Atlantic Coast High School. When the Bartram / NW SJC Corridor May Not Be the Right Fit
- If you commute to downtown Jacksonville daily: The 30-40 minute drive via I-95 is manageable but not short. The Southside, San Marco, or Mandarin offer significantly shorter commutes.
- If you want established landscaping and a complete community today: Most of these communities are still being built. SilverLeaf in particular is in its early phases. For a move-in-ready community with mature trees and full amenities, Julington Creek Plantation or Nocatee's established neighborhoods are stronger options.
- If you want walkable dining or nightlife: The corridor is suburban and car-dependent for dining. Durbin Park shopping center is the main retail hub. For a walkable lifestyle, consider San Marco or the Beaches.
- If the county line matters: Bartram Springs and several Bartram Park communities are in Duval County, not St. Johns. Confirm which side of the line a home sits on before assuming St. Johns County school zoning.
