Intracoastal West: Jacksonville's Premier Address Between the City and the Sea

Gated Golf Communities, Waterfront Estates, and the Strongest Location in Duval County

There is a section of Jacksonville where the geography solves the problem most buyers spend months trying to negotiate: the trade-off between location and lifestyle. Intracoastal West sits between the Jacksonville Beaches to the east and the Southside employment corridor to the west, bounded by the Intracoastal Waterway on one side and I-295 on the other. The result is a 5 to 10 minute drive to the ocean, a 10 to 15 minute drive to St. Johns Town Center and the Mayo Clinic, and a collection of more than 24 distinct communities that range from guard-gated golf estates to Mediterranean master-planned neighborhoods, from waterfront properties with private docks on the Intracoastal to family-oriented subdivisions with top-rated elementary schools. This is the part of Duval County where the highest concentration of gated communities exists, and it is the area that buyers from outside the market rarely discover on their own because it does not carry a single household name like Nocatee or Ponte Vedra Beach.

Understanding the Geography

Intracoastal West is not a single neighborhood. It is a geographic designation that spans four zip codes (32224, 32246, 32250, and 32256) and encompasses everything west of the Intracoastal Waterway from Atlantic Boulevard south to J. Turner Butler Boulevard (JTB), running inland along Kernan, Hodges, and San Pablo Boulevards. The area includes some of Jacksonville's oldest gated communities alongside some of its newest master-planned developments, which is what gives it such a wide range of pricing, architecture, and lifestyle options within a relatively compact footprint.

The defining advantage is centrality. This corridor sits at the geographic intersection of three of the most desirable zones in the Jacksonville metro: the beach towns to the east, the Southside business district and St. Johns Town Center to the west, and the University of North Florida and Mayo Clinic immediately adjacent. For buyers who do not want to choose between beach proximity, employment access, and community quality, Intracoastal West eliminates the compromise.

The Communities: Organized by Lifestyle and Price

Luxury Gated Golf and Country Club Communities ($600K to $3M+)

This tier is what distinguishes Intracoastal West from every other area in Duval County. These are private, guard-gated communities with their own golf courses, clubhouses, and membership amenities, offering a lifestyle that competes directly with Ponte Vedra Beach at a lower price point and within Duval County tax rates.

Glen Kernan Golf and Country Club

Guard-gated with an 18-hole Arnold Palmer Signature golf course. Custom homes from $600K to $2M+ on lots up to an acre. Located off Kernan Boulevard, it is one of the most exclusive addresses in Duval County with direct proximity to JTB and the Southside.

Queens Harbour Yacht and Country Club

Over 1,000 homes along a freshwater marina with a lock system providing direct access to the Intracoastal Waterway. Homes from $500K to $2M+. The marina and lock system make Queens Harbour one of the only communities in Jacksonville with both golf and private boat access in a single gated environment.

Pablo Creek Reserve

Jacksonville's most exclusive private gated community. Custom homes and homesites with estate-level privacy. Located minutes from the Mayo Clinic, Jacksonville Beach, and Ponte Vedra Beach. Mediterranean-style architecture on large lots with preserve and water views. Pricing from $1M to $3M+.

Jacksonville Golf and Country Club

Established golf community with homes from $500K to $1.5M+. Private 18-hole course with clubhouse dining, fitness, and tennis. A more traditional aesthetic than the Mediterranean-influenced communities to the south.

Master-Planned and Resort-Style Communities ($400K to $1M+)

Tamaya

ICI Homes' 780-acre, 2,400-home Mediterranean-style community on Beach Boulevard between Hodges and Kernan. The 10,000-square-foot amenity center includes resort pools, water slide, and fitness center. Homes from $635K to $1.8M. Gated, landscaped, and six miles from the beach. Now largely built out, resale homes carry the advantage of established landscaping. For buyers evaluating new vs. resale, Tamaya represents a premium resale community with new-construction-quality finishes.

Windsor Parke

Gated community off Hodges Boulevard with homes from $400K to $800K+. Well-maintained neighborhoods, community pool, tennis courts, and a central location between JTB and Beach Boulevard. Strong family orientation with proximity to top-rated schools.

Waterfront and Intracoastal Access Communities ($500K to $3M+)

For buyers whose priority is water access, the eastern edge of Intracoastal West offers direct Intracoastal Waterway frontage with private docks, boat lifts, and navigable access to the Atlantic. Our Waterfront Homes guide covers the full spectrum of water-access property across the region, and these communities represent the ICW corridor's most concentrated offering.

  • Seven Pines Island: Approximately 70 homes on a private island setting with marsh views and ICW access. One of the most unique and exclusive addresses in the corridor.
  • Isle of Palms: Waterfront homes and estates along the Intracoastal. Private docks, deep-water access, and proximity to the Pablo Creek channel.
  • Holiday Harbor: Established waterfront community with boat docks and direct ICW access. Homes from $500K to $1.5M+.
  • Marina San Pablo: Waterfront condos with marina access, pools, and fitness facilities. An entry point into ICW living for buyers who prefer a maintenance-free lifestyle.
  • Queens Harbour (marina section): The lock system provides fresh-to-saltwater boat access, making Queens Harbour one of the most versatile boating communities in Northeast Florida.

Family-Oriented and Mid-Range Communities ($300K to $600K)

Not every community in Intracoastal West carries a country club price tag. Several well-established neighborhoods offer strong school zoning, community amenities, and the same location advantage at a more accessible price point.

  • Hampton Park: Family-oriented community off Hodges Boulevard. Homes from $350K to $550K. Pool, playground, and proximity to Chets Creek Elementary.
  • Kensington Lakes: Established neighborhood with mature landscaping, homes from $300K to $450K, and strong school zoning.
  • Hickory Creek: Quieter community with homes in the $350K to $500K range. Well-maintained and centrally located.
  • Kernan Forest: Newer homes near the UNF campus. Convenient to JTB, Town Center, and the Kernan corridor retail.
  • The Woods: One of Jacksonville's earliest gated communities. Mature oaks, established lots, and an understated character that appeals to buyers who want gated living without the country club premium.

Schools: Duval County's Strongest Corridor

Intracoastal West is in the Duval County School District, and the school pipeline in this corridor is among the strongest in the district. The standout is Chets Creek Elementary, one of the highest-rated elementary schools in Duval County, which serves many of the communities in the 32224 and 32246 zip codes.

  • Chets Creek Elementary (K-5): One of the top-rated elementary schools in Duval County. Strong academics, high parental involvement, and a school culture that draws families to the corridor specifically for this zoning.
  • Kernan Trail Elementary (K-5): Serves the Tamaya area and surrounding neighborhoods. Highly rated within Duval County.
  • Alimacani Elementary (K-5): Serves the northern and eastern sections of the corridor, including communities near Atlantic Boulevard.
  • Kernan Middle (6-8): Well-regarded middle school serving much of the corridor. Strong academic and extracurricular programs.
  • Landmark Middle (6-8): Serves the northern portions of the corridor.
  • Atlantic Coast High School (9-12): Flagship Duval County high school with AP, dual enrollment, and a strong athletics program. Serves most of the Intracoastal West corridor.

For families who prioritize the #1 ranked St. Johns County School District, Intracoastal West is in Duval County. The nearest SJC communities are Nocatee (15-20 minutes south) and Ponte Vedra Beach (10-15 minutes east, across the ICW into St. Johns County). Within Duval County, this corridor offers the strongest school pipeline on the east side of the city.

Location and Commute Times

Destination Drive Time Notes
Jacksonville Beach 5-10 min Beach Blvd or Atlantic Blvd east
St. Johns Town Center / Mayo Clinic 10-15 min JTB West or Gate Parkway
Downtown Jacksonville 20-30 min JTB to I-95 North or Atlantic Blvd West
Ponte Vedra Beach 10-15 min East across ICW via JTB or A1A
University of North Florida 5-10 min Adjacent to corridor
JAX International Airport 30-35 min I-295 to I-95 North

Drive times via Google Maps, typical weekday off-peak. The corridor's position along JTB and I-295 provides direct access to every major employment center in the metro. For healthcare professionals at the Mayo Clinic, Baptist MD Anderson, or UF Health, this is the most convenient residential corridor in the region.

How Intracoastal West Compares

Factor Intracoastal West Ponte Vedra Beach Jax Beaches Southside
Gated Golf Communities Highest concentration in Duval TPC, Marsh Landing, Sawgrass None Deerwood, Deercreek
ICW / Water Access Direct ICW frontage ICW + oceanfront Ocean + ICW Limited
To Beach 5-10 min On the beach On the beach 15-20 min
To Town Center 10-15 min 15-20 min 15-20 min 5-10 min
School District Duval (strong pipeline) St. Johns (#1) Duval Duval

The comparison that matters most is with Ponte Vedra Beach. Both offer gated golf communities, waterfront living, and luxury-tier homes. Ponte Vedra carries the St. Johns County school district advantage and the prestige of the TPC Sawgrass address. Intracoastal West offers comparable community quality at a lower price point, a shorter commute to the Southside employment corridor, and Duval County property tax rates. For buyers who work at the Mayo Clinic, Town Center, or downtown and do not require St. Johns County schools, Intracoastal West delivers the lifestyle without the geographic premium. Our Beach vs. Inland comparison and the Relocation Guide provide the full metro context.

When Intracoastal West May Not Be the Right Fit

  • If St. Johns County schools are non-negotiable: The corridor is in Duval County. For SJC schools, Nocatee and Ponte Vedra Beach are 10 to 20 minutes east, and the Bartram / NW SJC corridor is 20 to 30 minutes south.
  • If you want a walkable neighborhood: Intracoastal West is car-dependent. For walkability, San Marco or the beach towns are the stronger options.
  • If your budget is under $300K: Limited options at this price point in the corridor. Arlington and Fort Caroline offer more accessible pricing on the east side, and Mandarin provides comparable established-neighborhood character at a lower entry point.
  • If new construction is a priority: Most communities in Intracoastal West are resale. Tamaya is largely built out. For new construction, E-Town (adjacent on the Southside) or the Bartram corridor offer active builder inventory.
